Laboratory and Production Facility

MORRISVILLE, NORTH CAROLINA

Invitae’s first East Coast laboratory and production facility is located in the former Morrisville Outlet Mall, which had previously been re-developed and named “The Stitch”. This tenant upfit provides Invitae with a 125,000-SF laboratory and production facility, with an additional 125,000 SF for future expansion. This initial phase of the project includes labs and lab support areas, mechanical systems, shipping/receiving, open offices, conference and huddle rooms, training areas, administrative support, building core spaces, and amenities such as a coffee bar, café, gym, and interior and exterior courtyards for gathering. The entire project was designed for maximum flexibility so that Invitae can rapidly reconfigure lab work areas and associated equipment to quickly adapt to process changes if necessary. Additionally, seeking LEED certification, numerous sustainable initiatives were employed to minimize the impact of the facility’s renovation on its surrounding community and environment.

This site is serving as an expansion of Invitae’s West Coast operations so it can continue to meet the growing demand for genetic testing services globally. As a leading medical genetics company, Invitae’s mission is to make genetic information affordable and accessible for billions of people. Once fully operational, the facility will significantly expand Invitae’s testing capacity, meeting and exceeding the capacity currently housed in the company’s San Francisco facility. 35 North was selected by Invitae as the Design-Builder for this project. 35 North provided end-to-end services including programming, design development, construction management, and commissioning in pursuit of Invitae’s quick-to-market aspirations. Our execution strategy included all aspects of designing and delivering the laboratory and production facility to Invitae.

We leveraged our relationships in the life sciences sector in RTP to select prime design and construction firms, specialty subcontractors, and preferred vendors best suited for the job. We also identified cost-saving strategies and value engineering alternatives to meet Invitae’s needs. The fast-track delivery project was completed in eight months from demo to turnover within the original budget.
