Syngenta’s existing U.S. headquarters located in Greensboro, NC underwent modernization to accommodate new technologies, as well as safety and efficiency upgrades. Various estimates were completed to help the client assess the existing 70-acre campus. The scope included heavy renovation, modernization, and consolidation of the existing lab spaces, the construction of a lab addition, the renovation of a swing space for temporary occupancy during construction, and the addition of a new headquarters building. The new headquarters building features offices, amenities (cafeteria, coffee bar, fitness, wellness, auditorium, and conferencing), as well as new parking, landscaping, and other site improvements. A customer experience center is also included to facilitate tours, enable collaboration, and provide educational opportunities.
As the owner’s representative, 35 North provided comprehensive preconstruction, project management, and construction management services. Our role began with leading program design development by defining project scope, identifying critical decision points, and making strategic recommendations. We also developed the master schedule and phased approach necessary to meet Syngenta’s operational and financial requirements.
Our specialized move manager collaborated closely with Syngenta’s internal project teams to manage a complex, phased move from six existing buildings into three new ones, consolidating their campus. This phased approach involved 840 employees and the relocation of over 2,500 lab equipment pieces. Additionally, we coordinated the swing space for relocation, approximately three miles away from Syngenta’s current campus. We oversaw the setup of furniture for offices and labs, facilitating the relocation of employees and 800 lab equipment pieces to the temporary space.
We led the proposal and procurement process for furniture and space planning, including managing the ordering and installation process, as well as partnering with the general contractor and Syngenta’s facilities team to select and coordinate interior finishes.
35 North also facilitated the construction-manager-at-risk (CMAR) selection process and held project oversight responsibilities. We acted as the construction manager for the temporary swing spaces, directly managing Syngenta’s preferred vendors.
